Encino has two halves that need different work. The neighborhood covers the central portion of the southern San Fernando Valley and climbs the north slope of the Santa Monica Mountains. Up on the slope, decks are cantilevered out over a grade and the priority is moving water away from the structure and the hillside behind it. The deck is level and it still leaks. Is that possible?
