Salt Air, Storm Exposure and Decks That Face the Ocean

Malibu is bounded by the Santa Monica Mountains to the north and the ocean to the south, with Topanga to the east and Solromar to the west. Decks here take salt air continuously and storm driven rain seasonally, and the combination is harder on a waterproof system than either one alone.

Salt keeps working on fasteners and flashing while wind pushes water uphill into laps and terminations that would never leak on a sheltered street. Two forces attacking different parts of the same assembly, which is why a repair that only addresses the surface does not last here.

A little under a third of the housing sits vacant at any given time, which is what you expect where many properties are not lived in year round.
